Manisa Metropolitan Municipality Mayor Cengiz Ergün, who was invited to the podium after the video screening, said, “We are together with you to introduce our Mass Housing project, which will create excitement for Manisa, meet the housing needs of our fellow citizens, and be a pioneer in housing production. Welcome to the launch ceremony of our Spilkent Mass Housing Project, which is named after the majesty of Mount Spil, which excites not only our fellow citizens from Manisa but also me. Our Manisa is growing rapidly with our sectoral potential, especially in industry and agriculture. Accordingly, our population is also increasing. This situation brings with it issues that we need to solve quickly, such as the opening of new housing areas, preparation of infrastructure projects and development plans. "We also worked intensively on these," he said.

15 THOUSAND RESIDENCES OF LIVING AREA
Emphasizing that they removed another obstacle for the city by making zoning plans that could not be made in Manisa for 35 years, Mayor Ergün said, “The zoning plans we made enabled the opening of new housing areas, the acceleration of urban transformation works, and the implementation of infrastructure and superstructure projects. In order to provide a solution to the housing needs of our city, as the Metropolitan Municipality, we aimed to produce social housing and lead in this field. With this in mind, we are launching our mass housing move in Manisa with our Spilkent project. We will create a living space of 177 thousand residences in Manisa with our Spilkent project within the borders of our Şehzadeler district, which we planned on an area of ​​15 hectares. As the first stage, we, as the Metropolitan Municipality, took responsibility for the progress of our urban transformation project in the area where we made an agreement with our citizens in Turgut Özal Neighborhood. There were places belonging to DSI and Şehzadeler Municipality in the project area. "We both purchased and expropriated them, enlarged the area, made our project attractive and completed the construction tender," he said.

NEW AND MODERN
Mayor Ergün stated that they accelerated the process in the Turgut Özal Neighborhood, in the area where there are Lumberjacks, Coalsmiths, Gallery Sellers, Builders, Boilermakers and Marble Makers cooperatives, and the entire region was declared an urban transformation area, and said, “We are building a brand new living space in this region. As I mentioned at the beginning, we, as a municipality, implemented the work to lead this transformation. As you can see, in this region, in addition to residential areas, there will be schools, places of worship, sports fields, children's playgrounds, fitness areas, culture and youth centers, shopping streets, bicycle paths, open and closed marketplaces, green areas and social facilities. "With this project, we are bringing a new and modern living space to our city, with its infrastructure resolved," he said.

PIONEER AND GUARANTEE, MANİSA METROPOLITAN MUNICIPALITY
Giving information about how the project will be carried out, Mayor Ergün said, “The social areas and infrastructures of our Spilkent Mass Housing Project will be built by our municipality, and the construction of residential and commercial areas is a cooperation model to be carried out with the Municipality and the private sector under the leadership and guarantee of Manisa Metropolitan Municipality. As the Metropolitan Municipality, Manisa Mass Housing and Investment Inc., the entire capital of which belongs to our municipality. We established and launched our company to produce mass housing and social housing. Our Municipality company will continue some of the projects to be carried out in the Spilkent mass housing area. In some projects, if requested by our landowners, we will produce mass housing with a model in partnership with the private sector and our municipality company. In all projects to be carried out in the Spilkent mass housing area, Manisa Mass Housing and Investment Inc. "Our company will be responsible to our fellow citizens who will purchase housing," he said.

ENVIRONMENTALLY FRIENDLY AND EARTHQUAKE RESISTANT RESIDENCES
Stating that the project and construction tender for the first part of the Spilkent Mass Housing area, which includes 1442 houses, was completed by the Department of Planning and Urbanization, Mayor Ergün said, “I would like to give you information about the stages we call Defne, Juniper and Ladin. Defne Residences will consist of 412 flats, Ardıç Residences will consist of 412 flats and Ladin Residences will consist of 618 flats. The first part of our project, named after the trees growing on Spil Mountain, will be built in 14 blocks. In this work, which will be carried out on an area of ​​55 thousand square meters, all details such as swimming pools, tennis, basketball, volleyball courts, children's playgrounds, walking paths, parks and social facilities have been planned. We will build our residences to be earthquake resistant. "We have also completed our project with environmentally friendly features that will enable the recycling of water accumulated in our solar energy panels and rainwater storage areas," he said.

THOSE WHO HAVE RESIDED AT LEAST 1 YEAR AND HAVE NEVER OWNED A HOME ARE PRIORITY
Mayor Ergün announced that demand collection for the Defne and Ardıç stages will start as of March 1 and said, “These stages are the first product of our social housing move. For this reason, our citizens who do not have any homes will primarily benefit from our project. Our citizens residing in our city will be able to apply to our project before 31.12.2022. Therefore, our prerequisite is to have resided in Manisa for at least one year. I stated that we would start applications as of tomorrow. As of Friday, March 1st, at 09.30 in the morning, we are opening our application office at the Fatih Exhibition Hall in Cumhuriyet Square in our Şehzadeler district. Our citizens will be able to get information and apply here. Projects can also be viewed and applied on the website of Manisa Mass Housing and Investment Inc. Applications will be made until the end of business on March 22. "After the applications are completed, all applications will be evaluated and a draw will be held in the presence of a notary between 22-28 April and the beneficiaries will be determined," he said.

THE GROUND WILL BE LAYED ON MARCH 14
Stating that they aim to deliver the Defne and Ardıç stages to their rightful owners at the end of 36 months, Mayor Ergün said, “With God's permission, our fellow citizens will have settled into their homes in the 37th month. I hereby announce the groundbreaking date of our Defne and Ardıç stages and I look forward to welcoming you all to our groundbreaking ceremony on March 14th. Now I come to the important part. What kind of pricing system will we offer our homes to our fellow citizens? In our project consisting of 1+1, 2+1 and 3+1 flats, we have created affordable payment plans with a maturity of 60 months. I stated that we would complete our flats in 36 months and that our eligible citizens would have their homes as of the 37th month. "In other words, our fellow citizens will have their homes at the end of 3 years and will continue to pay their installments for the last 2 years while sitting in their homes," he said.

EXPLAINED MATURITY AND PAYMENT OPTIONS
Explaining in detail the maturity and payment options of the Spilkent Mass Housing Project, Mayor Ergün said: “As for the installments of our flats; In our project, there are two types (1+1), three types (2+1) and one type (3+1) flat options. Our (1+1) flats; For the type with a general gross area of ​​85,60 square meters and a flat gross area of ​​61 square meters, 350.000 TL down payment and 20.000 TL monthly installments for the first year; We offer the type with a general gross area of ​​97,84 square meters and an apartment gross area of ​​69 square meters with a down payment of 400.000 TL and 20.000 TL installments in the first year. Our (2+1) flats; For the type with a general gross area of ​​124,84 square meters and a flat gross area of ​​90 square meters, 600.000 TL down payment and 25.000 TL monthly installments for the first year; For the type with a general gross area of ​​140,10 square meters and a flat gross area of ​​101 square meters, 700.000 TL down payment, 30.000 TL monthly installments for the first year; We offer the types with a general gross area of ​​150,48 square meters and a flat gross area of ​​109 square meters with a down payment of 750.000 TL and 32.500 TL installments in the first year. Our (3+1) flat; The general gross area is 168,70 square meters and the apartment gross area is 119 square meters. We offer a down payment of 850.000 TL and monthly installments of 35.000 TL for the first year. The remaining 4-year installments starting from the end of the first year and the interim payments to be paid at the end of the year will increase at the inflation rate announced by the Turkish Statistical Institute every year. “May our social housing project be beneficial to all our citizens.”
Metropolitan Municipality Will Lead the Moving of Cooperatives to New Areas
Stating that the cooperatives operating in the transformation area planned as the Spilkent Mass Housing area will be moved to their new areas and the construction of new sites suitable for their production will be carried out under the leadership of the Metropolitan Municipality, Mayor Ergün said, "The new zoning plans involving the transformation of the residential area of ​​our Turgut Özal Neighborhood, which is adjacent to our Spilkent mass housing area, will be carried out by our district municipality and We approved it from our Metropolitan Municipality. In this context; I would like to thank our headman and neighborhood residents. In the coming period, we will carry out the process of building new, safe and comfortable buildings in cooperation with our neighborhood residents in line with their demands. We have completed the new development plans of all the neighborhoods in our Şehzadeler and Yunusemre districts, which were developed with reform plans in the past, and the approval processes of most of them have been completed. "If God permits, we will complete the approval of the zoning plans of our neighborhoods, which are at the approval stage in our Municipal Council, quickly after the election," he said.

Stating that they will continue to produce housing projects in the new period, Mayor Ergün said, “This important mass housing move that we are introducing today will not be limited to this. We will build public housing in all our districts, especially Yunusemre, Akhisar, Salihli, Soma and Turgutlu districts, in the new period. At the beginning of my speech, I said that I was excited. I am excited because we are making our desire to make our fellow citizens homeowners a reality. I am excited because we are creating the opportunity for our citizens who do not have a home to own a home.
