Investments in Sivas Demirağ Organized Industrial Zone, which is 25 km away from Sivas center, made people happy. The majority of industrial parcels in Demirağ OIZ, which covers an area of 814 hectares in the Iron and Steel Factory Körtuzla location and whose expropriation and infrastructure works were carried out with the loan support of the Ministry of Industry and Technology, have been filled.
In the Demirağ Organized Industrial Zone, which was included in the Attraction Centers Program on December 28, 2021 by the Presidential decision, 20 parcels were allocated in a short period of 162 months. It is expected that all parcels will be filled by the end of the year in Demirağ OIZ, where there are 6 parcels ranging from 212 thousand to 225 thousand square meters.
Nearly 80 percent of the allocation has been achieved in the Demirağ Organized Industrial Zone, which was established with the aim of decreasing unemployment in the city and increasing production, accelerating industrial investments, eliminating regional inequality, transitioning to regular industrialization, accelerating the economic structure of the city, and ensuring environmentally friendly orderly urbanization. While 6 companies have started production in the region, 1.200 people have been employed so far. On the other hand, 11 companies continue their construction processes, 16 companies continue their building permit processes, 70 companies continue their project processes, and 3 companies continue their allocation processes.
Continuing to Benefit from Incentives
Investors continue to benefit from incentives in Demirağ OIZ, where factories have started production one by one and new foundations have been laid. With the Presidential Decree No. 6564 "On Amending the Decision on Supporting Investments within the Scope of the Attraction Center Program", the incentive period in Demirağ Organized Industrial Zone was extended until the end of 2024. With the incentive, investors are given important supports such as 10-year SSI support, 70 percent tax discount, 7 points interest support, 25-year energy support at 3 percent, VAT exemption, customs duty exemption. In addition, up to 70 percent of the investment cost is tax offset, while a 60 percent land discount is also provided.
End of Infrastructure Works
Great progress has also been made in infrastructure works in the region, where urgent expropriation procedures have been completed and investors are rapidly building their factories. Many works such as roads, drinking water, sewage, rain water, drainage, camera system, telecommunication and energy infrastructure have been completed in Demirağ OIZ, and the infrastructure and superstructure are planned to be completed by the end of the year.
Lodging is also being considered for Demirağ OIZ, which includes facilities such as administrative and social facilities, support services, vocational and technical training area, treatment facility, health protection strip, green area and park, logistics rail area and mosque.

The construction of the Gendarmerie Police Station Service Building continues in Demirağ OIZ, which serves a large area. The construction area of the police station, built by business people, consists of 490 square meters. The police station is aimed to be completed within this year.

The transportation problem, which investors in many industrial zones in our country have the most problems with and try to solve mostly by road transportation, is being solved in Sivas Demirağ OIZ in a safe, healthy and more tonnage way. Work continues at the Logistics Center next to Demirağ OIZ
The Logistics Center, which is under construction in Sivas, which serves as a transportation base between the ports and the north-south, east-west axes and is located in the central point of our country, will also turn the location of the city into an opportunity. 550 thousand square meters of the Logistics Center, which is under construction by the Republic of Turkey State Railways (TCDD) and consists of an area of 230 thousand square meters, will be located in Demirağ OSB. The fact that Demirağ OIZ, with a railway line passing through it, has been planned with a Logistics Center will also provide great convenience to entrepreneurs.
