Stating that there will be an important election for the country on May 14, GHO Now Real Estate Founder Architect and Interior Architect Özgür Ali Karaduman said that the real estate sector focuses on post-election.

Karaduman noted that investors, who preferred different investment instruments in the face of high inflation, turned to land and housing again, and expressed that they were looking for houses and land at prices that everyone could reach.

Emphasizing that investors want to feel economically secure at all times, Özgür Ali Karaduman said, “Investors do not want to take action before the election. Currently, there is a stagnation in the housing market. It is difficult to predict what will happen after the election. Everyone will position themselves according to the market conditions of that day. Sales and rental needs will determine the supply and demand balance of the market. On the one hand, there is an increase in the number of Ukraine, Russia and Syrians, and on the other hand, there is a density created in big cities by people who had to leave their homes due to the earthquake. The houses bought by foreigners who want to become Turkish citizens also increase house prices. Currently, there is an extreme increase in the prices of both for sale and rental housing," he said.

LAND DEMAND INCREASED MUCH

Pointing out that the construction input costs have increased several times in the last 2 years and that the contractors have difficulty in producing new housing, Karaduman continued his words as follows: “There is also a problem in housing supply. New housing projects have slowed down due to both input costs and land prices. This causes the prices of houses to rise even more. We produce as a country in construction materials. But we import raw materials and there are increasing costs in transportation. Currently, as housing costs are increasing, our citizens want to buy land and build their own houses. Especially in the Foça, Çandarlı, Dikili and Aliağa regions in the north of İzmir, such demands have increased a lot. Those between the ages of 25 and 40 tended to invest more in land. And also; 1+0, 1+1 residences also attract the attention of investors. Citizens see real estate as a safe haven for investment.”
