Expressing that many countries have put the social state understanding on the shelf with the economic crises caused by the pandemic and wars, Minister Kurum said, "Despite all the difficulties in this process, we still rank second in the world in the construction sector as a country. Every move in the field of real estate triggers 250 sub-sectors… We are reviving our 45 Historic Town Squares in 80 provinces. Our goal is to increase the number of Historical City Squares to 2033 in Turkey by 250. We have presented our 1 million infrastructure land to our citizens in order to prepare the infrastructure, to allocate space to our citizens under suitable conditions and to provide access to the house, and we have started to draw our rules as of today.” Emphasizing that the century of Turkey will be the century of zero waste and the century of sustainability, Minister Kurum said, “In line with our 2053 Net Zero Emission targets, we will grow with the targets we have set in every field and we will achieve these targets together.” said.

Making a speech here, Minister Kurum stated that the main theme of the conference was determined as "New Reality and New Norm in Real Estate" and emphasized that it is very valuable to develop the real estate area according to the new normals according to the needs of the day.

Minister Kurum stated that disasters due to climate change have now turned into a new normal and everyone has a responsibility to fight it, and said, “Our common home, our Earth, and our paradise, Turkey, are facing the severe consequences of the climate crisis. Sinop, Bartın, Kastamonu, Rize are the provinces where we experienced great floods. The forest fires in Antalya and Muğla are the most concrete examples of mucilage climate change that we have never seen before but encountered two years ago in the Sea of ​​Marmara. What shows these as the new normal is that the number and types of these disasters are increasing day by day and they have become the natural flow of life. We now accept these disasters as natural. During our ministry process, we almost never sat down. There was a flood, we went, there was an earthquake, there was a fire, we were with our citizens again. Maybe we are experiencing unprecedented disasters in our history. The reason for this is the new normal, namely the effects of climate change on our cities, our air, our water, our soil. So what is the solution to this crisis? In fact, we have to come up with this solution together. Our only remedy against the climate crisis is to make radical changes in every aspect of life and to be a sustainable green transformation.” he said.

Minister Kurum emphasized that President Recep Tayyip Erdoğan declared 2053 Net Zero Emissions and Green Development targets at the United Nations General Assembly and said, “As Turkey, we put all our efforts in this direction. Our country has no historical responsibility in making the world this way. Developed countries have unfortunately used the world's resources rudely as if they would never end. At the point reached today, our world has warmed by 1.2 degrees Celsius, and all the countries of the world are struggling to keep it at 1.5 degrees. If we can keep it at 1.5 degrees, it will be a livable world. When we look at the table today, we see the result that it is difficult to keep it at 1.5 degrees. Therefore, we have to fight this fight together. We must also protect our water within the framework of sustainability. The world population will reach 2050 billions in 10 and water resources are the same, even with the effects of climate change, water resources are decreasing. Therefore, we have to determine our life culture in all areas according to the new needs and the new normal.” said.

“We have to develop new technologies in all fields in order to have a say in the world”

Stating that they are working day and night to make Turkey the leader and role model of the process in the fight against climate change, the Minister Kurum said, “The world is moving from a linear economy to a circular economy. With this understanding, we are trying to manage this process with the desire and desire to be a country that seizes the opportunity and leads in this opportunity. Let's develop buildings related to climate change in our industry, tourism, energy production with renewable energy sources, R&D projects of our universities, together with all our sectors, and develop new materials in order to reduce the effects of climate change. Let's do this together. We are ready to give any kind of support. Because in this new normal, the more you stand out in line with new needs and be the first to develop these technologies, the more your country, your industry, and the world will have a say. The effects of the pandemic have now subsided and the affected sectors have entered the recovery process. This epidemic situation clearly showed the whole world how critical digitalization is. Today, the real estate industry is not content with just digitalization, it is working on a new agenda. What is this agenda? If you ask; ESG (C, ES, GI) ie Environmental, Social and Governance Data. Although awareness on climate change was high in the past years, the number of companies that took steps in this regard was not sufficient. Today, investors, developers and managers do not only look at the financial results achieved by the companies. It looks at environmental, social and governance data in its investment decisions and makes its decisions accordingly. If we look at the environmental dimension, the real estate sector also triggers global warming. When you look the most, we think and see that seventy percent of our emissions originate from energy. The building sector is also an important sector among our other emission-producing sectors. It is inevitable for real estates that do not meet the sustainability criteria to experience a loss of value. From now on, a buyer will pay close attention to this criterion. Does the project have this sensitivity or not? Are the products we buy obtained from recycling in the products we use at home? Not done? Is it harmful to nature? Is not it? At the point of emission production, are there any details in the project that swallows the emission in the project and ensures the reuse of natural resources within the framework of sustainability? We have made it mandatory to collect rainwater in parcels larger than 2 thousand square meters. It is obligatory to use it both in reserves and in garden irrigation. In this framework, we changed the thermal insulation thicknesses and came to the B class. Hopefully we'll take it to A as well. Today, we are taking steps to ensure that the energy we import the most is used less by increasing the thickness of thermal insulation all over Turkey.” said.

Minister Kurum reminded that they put 300 million square meters of inactive treasury land for the use of producers and said, “Let them come here and make their renewable energy investments. This is a very important step. With the arrangement we made in our zoning regulation related to renewable energy, in the planned areas regulation, new constructions have to produce 5 percent of its energy from renewable energy for now. Then we will increase it gradually. There will be houses, shopping malls and hotels that produce their own energy. These resources are not unlimited. Population is increasing, resources are constant, so we have to learn to live according to these resources.”

Minister Kurum stated that they made a new move in order to provide the same rights and opportunities to 81 million citizens in 84 provinces in order to ensure industrial development all over Turkey, and said, "With the "Turkey National Spatial Strategy Plan", which reveals the hundred-year future of our 81 provinces, the silhouette of cities will be enhanced. We will ensure that the quality of life of our people is increased and employment is strengthened. We have carried out this joint work with all our ministries, and within the framework of this work, we will enable the right investments to be made in the right areas. We will increase the mobility of individuals in the city with practices such as urban rail systems, bicycle paths, and the establishment of greened and safe walking networks. In the next 10 years, we will complete the structural transformation of all of our cities in this sense. With the honor of our President, we will also hold the introductory meeting of our Turkey Spatial Strategy Plan in March.” he said.

Of course they were against it. We have finished these restorations, now we are opening it to serve our Ankara, our country. We have completed the work that will hopefully revive it with its lush green areas, protected trees and buildings and make it a center of attraction in Ankara, and we will present it to Ankara and our country in March. We demolished Altındağ Municipality, which is called Ebmi Ankara, and moved it to another area, the General Directorate of İller Bankası, and we are turning it into a square. We are reviving old Ankara. We are moving the buildings in Hergelen Square to the area we made with our TOKİ Presidency. We are carrying out the renovation works of our tradesmen there and there in a historical axis that extends back to the castle," he said.

“When you look at it from a large scale, we have presented our 1 million infrastructure land to our citizens in order to increase that supply in the housing market, to prepare the infrastructure and to allocate space under suitable conditions to our citizens and to provide access to houses under appropriate conditions, and we have started to draw our rules as of today. We will strengthen the power of our real estate sector with 1 million land and an investment of 250 billion liras, 2 thousand in the first stage and 250 thousand in the second stage, We will increase the housing supply of our private sector and increase the business volume with the 900 million infrastructure land we produce. This is important. Why is it important? All of the new houses we will build, here we are making our social housing by our TOKİ Presidency, we make them compatible with zero waste, we use thermal insulation materials. Here we collect rain water and use it for garden irrigation. It's also mandatory. We have changed the regulation, he will have to do it.”

“We started the New Home Project with the Ministry of Treasury and Finance”

Minister Murat Kurum, along with the Ministry of Treasury and Finance, stated that they want middle-income citizens to be homeowners and said, “We launched the 'New Home' project with a new financing model by signing another campaign. With the support of the state for the first 81 years, we provide our citizens who will buy their first house in 3 provinces to a peaceful and safe home with payment opportunities compatible with the household income, with a maturity rate of 0,69. In other words, 2 up to 0,69 million, 2 between 4-0,79, 4 between 5-0,99 and 15 years. This will also be a mortgage system. Hopefully, in these projects, we will both demonstrate our strength at the point of earthquakes, in this sense, in the construction of strong cities, and also offer these opportunities to our citizens. We will continue to respond to the needs of our citizens in every field, and to reflect the environment and human-oriented urbanism culture described to us by our civilization to all our cities.
