Manipulations in the Real Estate Market Come to an End

While the problems between the parties related to the real estate trade have been increasing in Turkey lately, the interest in platforms where all these processes are carried online and the rights of the parties are protected is increasing.

While all processes between the parties involved in the real estate trade find solutions in the digital environment, all the procedures provided in the online environment create many new issues for buyers, sellers and tenants. In order to prevent any dispute that may arise during the execution of all these commercial activities, real estate trade insurance is also provided to the parties, and legal support based on mediation and arbitration is also provided.

Kıvanç Kemal Yılmaz, Deputy General Manager of the Real Estate Exchange (GABORAS), one of the YTU Yıldız Technopark companies, said, “Many conditions have been imposed on online real estate platforms in order to prevent fake advertisements and related manipulations. Accordingly, many ads were removed from online real estate platforms," ​​he said, and made statements about the real estate market.

Kıvanç Kemal Yılmaz stated that, in addition to property trade, necessary asset management systems have been developed for individuals and institutions with large numbers of real estate on the GABORAS platform.

“In our asset management system, we offer the opportunity to instantly view the current status of an unlimited number of real estates, examine their risky and beneficial aspects, and criticize how the most accurate commercial activation will be. In this sense, we provide significant facilities in the management of real estates of corporate companies. We have also adapted the asset management system for the management of rental properties. Here, too, we are freeing both landlords and tenants from an important liability. We ensure that transactions such as rent payments, dues and invoice payments are carried out online. At the same time, we have made the renewal processes of contracts, the procedures to be carried out and processes such as re-leasing available online.”

Stating that real estate investment is accepted as a safe investment tool all over the world, Yılmaz said that house sales have increased gradually in the last 10 years in our country. Kıvanç Kemal Yılmaz said, “Only this year, the number of houses sold in Turkey has exceeded 1 million. At the same time, the contribution of the real estate sector to the country's economy is substantial. The sector also affects nearly 250 sub-sectors and its share in both employment and gross national product is high. There is an ever-increasing demand for real estate in Turkey. Accordingly, real estate purchases are constantly increasing. We believe that this momentum will continue to increase in the upcoming period. Of course, the buying and selling processes of real estate, which has increased so much and has a high preference among investment instruments, also need to be rearranged. In particular, the establishment of a secure infrastructure has become a must. There are certain regulations that the Revenue Administration has recently issued. In order to prevent false advertisements and related manipulations, it has brought conditions such as the requirement to notify online real estate platforms. We can say that we are not affected by the new regulation since we have already created our system by considering all these security elements. While many platforms had to withdraw the advertisements on their websites, our GABORAS platform was able to continue its activities without interruption.”

Underlining that the real estate trade progresses depending on the developing situations within a very comprehensive structure, Kıvanç Kemal Yılmaz said about the real estate sector, “The real estate sector has recently started to be discussed frequently both in the country and abroad. However, such developments, both at home and abroad, are generally limited to being an advertisement site. There are many issues such as the reliability of the parties, the value of the real estate, the possibility of being seen on site, the payment systems and the possibility of legal problems. As GABORAS, we have a service potential that covers the whole process from the stage where a person or institution decides to buy or sell real estate, until the sale is completed.”

Kıvanç Kemal Yılmaz said that the real estate sector is an area that needs to be carefully examined considering its contribution to the country's economy beyond traditional limitations. Lastly, Yilmaz said:
