Göztepe-Ataşehir-Ümraniye Metro Line Everybody Complain

SözcüAccording to the report of Özlem GÜVEMLİ from Istanbul, objections to the zoning plans made by Istanbul Metropolitan Municipality (İBB) for the Göztepe-Ataşehir-Ümraniye Metro line, which is 13 km long and consists of 11 stations, came to the agenda two years later. The objections submitted by the institutions and organizations affected negatively to the IMM were returned to the Transportation Planning Directorate for evaluation in December 2016. The Transportation Planning Directorate completed its assessment of the objections on January 2, 2016 and forwarded it to IMM. The letter that the Directorate of Transportation Plans rejected all objections was put on the agenda in the IMM parliamentary session in July.

In the following years, if the additional building was built and the hospital buildings were rebuilt, the metro line would create problems during the project and construction phase, therefore, the parcel where the hospital is located was protected as a “health facility”. Providing that the parcel where the hospital is located be taken out of the metro line, Provincial Directorate of Health was informed that the legal process was initiated against the upper scale plan.


Soyak-Hipmar Trade Center Construction and Trade Inc. used the right of appeal due to the fact that the line ar Soyak Yenişehir Station geç passed its own land. The company stated in the appeal letter that the use of commercial zoning rights, which are already low due to the metro station, will be largely prevented and reduced. It was stated that the commercial value of the land would decrease because of the need for the transfer parking lot to be created by the metro station, and the roads and pavements affecting it in front of the plot. It should be noted that it would not be possible to compensate for the expropriation costs of the areas to be occupied for the entrance of the land and the land area which was actually raped in the construction of the road.


Metro Properties Real Estate Investment Inc. also complained about the plans of the new metro line. The company stated in its objection letter that approximately one-third of the 2665 parcels of land 10 in Ataşehir remained within the boundaries of the line and protection area. It was noted that a mixed-use project, which will include high-rise office blocks, multi-storey car parks and retail stores, is planned within the framework of the revision plan, which is expected to be finalized on this plot in the near future. It was emphasized that the zoning plan change regarding the rail system line could negatively affect both the existing savings on the land and the development project planned to be carried out in the future, as defined as the surface structure area in the plan notes. It was stated that the right to construction can be restricted according to the current plan.

The Transportation Planning Directorate rejected all objections. Related commissions also did not find the objections appropriate. The report on the objections submitted to the vote in the IMM Assembly passed with a majority of votes.
